Representation

Do I need my own agent to buy new construction?

You are not required to have one, but the agent sitting in the builder's model home works for the builder. They are paid by the builder and represent the builder's interests in the transaction. Having your own Realtor means someone is reading the contract, the addenda, and the upgrade sheet on your behalf.

What does it cost me to have RESC represent me?

In most new construction transactions the builder pays the cooperating agent's commission, so representation typically costs the buyer nothing additional. Confirm the specifics with us for the builder and community you are considering, since programs differ.

When do I need to tell the builder I have an agent?

On your first visit, before you register at the sales office. Most builder programs require your agent to register or accompany you on that first visit, and it generally cannot be applied retroactively. If you have already visited a community on your own, tell us and we will be straight with you about what is still possible.

Cost and timing

Is the base price what I will actually pay?

Rarely. The base price covers the standard plan on a standard lot. Lot premiums, structural options, design center selections, and required landscaping or fencing are typically added. We help you build a realistic number before you fall in love with a model.

What are MUD taxes and why do they matter here?

Many Houston area communities sit inside a Municipal Utility District that levies its own tax to fund water, sewer, and drainage infrastructure. It is charged on top of your other property taxes and it changes your monthly payment meaningfully. Ask for the current rate before you sign, and we will get it for you.

How long does a build take?

It varies by builder, plan, and where the community is in its phasing. Quick move-in inventory homes can close in weeks. A build started from a dirt lot commonly runs several months to a year. We will give you the current timeline for the specific builder you are considering.
