Where is Midline?

Midline is in Webster, Texas, at I-45 South and Bay Area Boulevard, roughly five miles from NASA's Johnson Space Center. The community is named for its midpoint position on I-45 between Houston and Galveston. The Welcome Center is at 18118 Midline Landing Trail, Webster, TX 77598.

How big is Midline?

It is a 1,066 acre master-planned community developed by Brookfield Residential in partnership with CDC Houston, planned for about 2,800 homes at full buildout. The first phase is roughly 300 homes. Because buildout runs over many years, the community will be under construction for some time after the first residents move in.

What schools serve Midline?

Midline is within Clear Creek ISD. School assignments can change as a community is built out and as the district adjusts attendance boundaries, so confirm the current assignment for a specific lot before you rely on it.

What amenities are planned?

Plans include creative parks, a signature trail forming part of a 14 mile trail system, and The Midline Club with a pool, splash pad and co-working space. The Midline Club is scheduled to open in summer 2027, so early buyers should plan on the amenity center arriving after they move in.

Who builds at Midline?

Four independent builders: Brookfield Residential, Highland Homes, Perry Homes and Toll Brothers. Midline itself is the community rather than the builder. Each builder has its own plans, standard features and pricing, and each of their on-site agents represents that builder. We work with all four.

Which builder should I choose?

That depends on your budget, the square footage you need and the layout and finish style you prefer. All four are established builders. We walk you through the differences in plans, standard features and lot fit so you can decide, rather than deciding for you.

What do homes cost at Midline?

Published starting prices run from the low $400s through the high $600s and above depending on builder, with reporting on the first phase ranging into the $800s and the community citing homes above $1M. Starting prices exclude lot premiums, structural options and design center selections, so ask us for a realistic all-in number for the plan you like.

What about MUD taxes, HOA dues and flood zone?

These are the questions we get asked most and they are rarely volunteered. Ask us and we will get you the current MUD rate, the HOA dues and what they cover, and the flood zone designation for the specific lot you are considering, in writing, before you sign anything.

When should I contact you?

Before your first visit to the Welcome Center or any model home. Builder co-op programs generally require your agent to register or accompany you on that first visit, and it usually cannot be applied afterwards. One message before you go protects your representation.
