Working with us

Who will I actually be working with?

Carolyn Lentini and Robert Aguilar, the two Realtors who are RESC Realty Group. You deal with us directly, not with a rotating team or a call centre. Between us we have more than fifty years in Houston Bay Area real estate, and we are licensed with JLA Realty in Friendswood.

What does it cost to work with you?

If you are buying, in most transactions the seller or the builder pays the cooperating agent's commission, so buyer representation commonly costs you nothing additional. If you are selling, the commission is negotiated and agreed in writing before your home goes on the market. Commission arrangements changed across the industry recently and everything is now put in writing up front — we will show you exactly how it works in your situation before you commit to anything.

Do you work with buyers, sellers and investors?

All three, plus new construction. Buying, selling, investment property and new construction and build on your lot are each their own page if you want the detail.

Sí. Robert Aguilar is bilingual and handles the whole transaction in Spanish — showings, negotiation, contracts and closing — not just the first conversation.

What areas do you cover?

The Houston Bay Area and the Clear Lake corridor: Webster, Friendswood, League City, Clear Lake, Nassau Bay, Seabrook, Kemah, Dickinson, El Lago, Taylor Lake Village and Pearland, plus Houston more broadly. Our broker office is at 331 W. Parkwood Ave in Friendswood.

What catches people out in this market specifically?

Three things, and all three change what you actually pay each month. MUD taxes, which many communities here levy on top of regular property taxes. Flood zone designation, which affects what insurance costs and whether it is available at all. And HOA dues and restrictions, which vary widely between communities a few minutes apart. We check all three on any home you are serious about, before you are emotionally committed to it.

New construction

Do I need my own agent if I am buying new construction?

The sales consultant in a builder's model home works for the builder. They are generally pleasant and generally competent, and they represent the seller's interests, not yours. Having your own representation costs you nothing in the usual arrangement and gives you someone reading the builder's contract, the upgrade pricing and the timeline on your side of the table.

Should I talk to you before I visit a model home?

Yes — talk to us first. Builder co-op programs commonly require your agent to register you or to accompany you on your first visit, and the exact terms differ from builder to builder. That first visit is the one that decides whether you can be represented at all, so it is worth one phone call beforehand rather than finding out afterwards.

What is Midline?

A new-construction community in Webster, developed by Brookfield Residential and CDC Houston, with four independent builders inside it at different price points and home sizes. We represent buyers at every one of them, so we can walk you through all four rather than one. There is a full page on Midline with the detail.
