What drives rental demand in the Bay Area?

The Clear Lake corridor draws from NASA Johnson Space Center and the aerospace employers around it, the petrochemical industry along the Gulf Freeway, and Texas Medical Center commuters. That is a mix of employers rather than a single one, which matters for stability. We can talk through what that means for a specific street rather than the region in general.

Does new construction make sense as a rental?

Sometimes. Lower maintenance in the early years and builder warranty coverage are genuine advantages, and builders occasionally offer incentives. Against that, you are buying at retail, you may wait months for delivery, and a community still in buildout has ongoing construction nearby. We will run the numbers with you rather than pushing a conclusion.

What do I need to check that is specific to Houston?

MUD tax rates, flood zone designation and insurance cost, and HOA restrictions on leasing. Some HOAs cap the proportion of homes that may be rented or impose a minimum lease term, which can make an otherwise good property unusable for your plan.
