What does it cost to work with a buyer's agent?

In most transactions the seller or builder pays the cooperating agent's commission, so buyer representation commonly costs you nothing additional. Commission arrangements changed across the industry recently and are now negotiated and put in writing up front, so we will show you exactly how it works in your situation before you commit to anything.

Should I get pre-approved before looking?

Yes. A pre-approval tells you what you can actually borrow, and in a competitive situation a seller will take your offer more seriously. It also saves you the disappointment of falling for a home outside your range. We can point you to lenders, and you are free to use your own.

How long does buying take?

Finding the right home varies a great deal. Once you are under contract on a resale, closing typically runs about 30 to 45 days. New construction depends on whether you buy an inventory home or start a build. We will give you a realistic timeline for what you are pursuing.
